Complete Preappoval checklist
To prepare for your preapproval, you will need to start gathering the following documents. Your documents may vary depending on your situation, but this is an excellent start. Don’t worry, your loan officer will let you know exactly what documents you will need.
W2 Wage Earners
Most bororwers will fall into this category. If your employer gives you a pay stub and takes out taxes each cehck and issue you a W2 at the end of the year.
Last two year’s of W2s
Last 30 day’s of pay stubs
Last 2 month’s of bank statements
Drivers License
Retirement Account Statement 401K
Personal Tax Returns (if you own rental properties)
Veterans
In addition to the standard documents, Veterans will need to provide the following.
- Certificate of Eligibility (COE) – We will retrieve it for you from VA.
- DD 214, if applicable
- Statement of Service
- VA Disability Award Letter
Self Employed
Self employed borrowers will require additional information to get preapproved. Self Employed includes gig workers who get a 1099, business owners, independent contractors, etc. They also include business owners who own 25% or more of a business. These documents typically include the following:

Retired/Dissabilty
Retired borrowers typically will not have any pay stubs or W2s to provide. They can expect the following documents:
Pension Award Letter
Social Security Award Letter
1099 SSA
